The cottage enjoys a quiet, private location in the village of Sandleheath, set well back from the road towards the upper end of a gravel track and adjacent to the open spaces of Sandleheath Common. Sandleheath has a village shop and post office, a tennis club, a village hall, a scout hall and a church whilst neighbouring Rockbourne is home to a popular public house. The Avonside town of Fordingbridge is situated approximately 1 ½ miles away and offers a good range of shopping, health and recreational facilities. Educational needs are equally well met by the surrounding area, with reputable schooling at all levels within the state and private sectors at Rockbourne, Fordingbridge and Forres Sandle Manor. The New Forest National Park is a short driving distance away, with thousands of acres of open heath, moor and woodland providing the ideal setting for walking, riding and cycling.
Appletree Cottage is approached from via an unmade track skirting the top edge of Sandleheath Common. A tarmac driveway in turn leads to the house, providing sufficient parking space for a number of cars. There is a detached single garage with an adjoining timber garden shed. A pedestrian gate to the side of the cottage allows access to the rear garden.
GARDENS
The front and rear gardens are of an equally good size and face North East and South West respectively. The front gardens are predominantly laid to lawn and well enclosed by a combination of mature fir hedging and fencing. The lawn runs down to a lightly wooded area populated by apple trees and there are several useful garden sheds and a log store.
The rear garden is again predominantly laid to lawn, which runs from a large patio adjoining the rear of the cottage to the far end of the garden. The rear boundary adjoins local farmland, over which there are lovely views to the small valley beyond. The front and rear gardens between them total approximately 0.37 acre.
New Forest District Council.
All mains services are connected.
