PLANNING
Full planning permission was granted in February 2010 (ref s/2009/1901/Full) for a new agricultural building totalling 320 sqm, together with alterations to access and construction of access track. The alterations to the concrete access were completed in June 2010 in accordance with the details approved by Wiltshire Planning Authority.

The proposed 6-Bay Agricultural Building is to consist of a secure store with open storage and livestock barn, measuring 320 sq. m in total, 4.8m to eaves and 6.8m ridge height, with a fenced chalk yard.

OVERAGE
The land will be sold subject to an overage provision for a period of 21 years dating from 2006, granting 50% of any uplift in value achieved from planning permission in respect of the property other than for agricultural use. Further information is available from the vendors agents.

BASIC PAYMENT SCHEME
7.04 Basic Payment Scheme Entitlements are claimed on the land and are included in the sale price, subject to a fee of £250 plus VAT for the transfer payable by the purchaser.

The vendor will claim the 2020 payment and the purchaser is to agree to follow any cross-compliance requirements. The entitlements will be transferred electronically as soon as the RPA turn on the system for 2021.

The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property.
