Two beautiful blocks of woodland and pasture in a desirable location totalling approx. 54 acres
The land is accessed from the B3098 which runs through the village of Erlestoke. The land is Grade 3, free draining slightly acid loamy soil.
The woodland is a beautiful mixture of mature Beech, Oak, nature broadleaf species, Larch and Birch, comprising approximately 41 acres in two blocks known as Townsend Wood (23.39 acres) and Henning Wood (17.96 acres).
The grass land comprises approximately 12 acres, divided into two parcels the access for which is through the woodland. Both parcels are fenced. The land has in recent years been let to a local farmer under a grass keep agreement. This agreement came to an end in November 2018. Previously the land was farmed in hand and used to graze livestock and grow hay & silage.
There is direct access on to the bridleway which runs along Witchcombe Lane to the east.
BASIC PAYMENTT SCHEME
5.33 Basic Payment Scheme Entitlements are claimed on the land and are included in the sale price, subject to a fee of £250 plus VAT for the transfer payable by the purchaser. The vendor will claim the 2020 payment and the purchaser is to agree to follow any cross-compliance requirements. The entitlements will be transferred electronically as soon as the RPA turn on the system for 2021.
COUNTRYSIDE STEWARDSHIP SCHEME
The land is under a Mid-Tier Countryside Stewardship Scheme, designation as the option, Organic Land Management unimproved permanent grassland. The agreement started on 1st January 2018 and runs until 31st December 2022.
ORGANIC CLASSIFICATION
The land is classified as organic permanent grass under the Soil Association.

RIGHTS OF WAY
The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property. There are no public rights of way crossing the land. A public bridleway runs along the eastern boundary along Witchcombe Lane. An Esso pipeline crosses the land, no payments are received for this.

All sporting rights are in hand and are included within the sale.

The land lies within a Nitrate Vulnerable Zone.
The land is located on the edge of the village of Erlestoke, on the northern edge of Salisbury Plain. The village of Great Cheverell lies to the east.
A mains water supply runs from a meter located on the edge of the B3098 through Townsend Wood to a trough in the first paddock.
From the A360, in West Lavington take the B3098 towards Erlestoke, passing through Little Cheverell. The entrance to the woodland can be found on your right hand side before Erlestoke, just after the left hand turn sign posted to Pear Tree Hill and a right turn to Great Cheverell.
