A VERY SPECIAL PLACE
Newton Cottage has attractive colour washed elevations beneath a thatched roof and it has charming accommodation which has extensive original features and an outstanding location with frontage to the Upper Avon on which there are riparian (fishing) rights. As a consequence it has similarities to a fishing lodge and it is a fishermans paradise. It has an idyllic setting with views across the river and beyond and the garden provides a particularly attractive setting as it is full of specimen trees, shrubs and plants, in addition to having numerous seating areas, large expanses of lawn and interesting features all set in about 1.5 acres (0.6 hectares). The current owners have been in residence for in excess of thirty years during which time they have enhanced the accommodation and landscaped the garden.
A door leads into a well proportioned kitchen/breakfast room which has extensive fitted units in addition to a recessed dresser and cupboards and a door which gives access to a staircase to the first floor. A door also leads into the inner hall where there are steps down to the lower ground floor where there is a cloakroom, study and utility which houses the oil fired boiler and has two doors that lead out to the garden. The inner hall also leads to a delightful sitting room which has exposed timbers and an attractive inglenook fireplace with a cast iron fire basket and back and canopy above. A door leads into a particularly attractive sun room which has a vaulted ceiling, underfloor heating, a door to the rear and bi-folding doors lead onto an area of raised decking and the combination of the sun room and the decking provides an exceptional entertaining space. On the first floor there are three bedrooms, two of which have fitted wardrobes and a bathroom.

Newtown lies equidistant between the ancient city of Salisbury, the market town of Devizes and the cultural centre of Marlborough. It is approximately six miles south of Pewsey. Communications are excellent with Grateley and Pewsey stations providing access to London Waterloo and Paddington respectively. There is also a mainline station in Salisbury which runs into Waterloo. The A303 provides access to the west country and to London, Heathrow Airport and the Thames Valley. There are many well regarded schools within the City of Salisbury and also in the surrounding area, including Marlborough College, St Johns Academy, Dauntseys and St Alfreds.
Salisbury has an excellent range of educational, recreational, leisure and shopping facilities including a Waitrose Home & Food Store , a twice weekly market and there are diverse leisure opportunities in Salisburys rural environs including fishing on the River Avon and other nearby chalk streams. Readily accessible are large unspoiled areas of countryside which are ideal for walking and riding. The New Forest is also accessible and there is racing at Salisbury and Wincanton and numerous golf courses. Salisbury also has the Arts Centre and Playhouse in addition to the fine Medieval Cathedral which houses the Magna Carta. Salisbury is a regional centre and acts as a central hub for the surrounding area.
There is a drive which drops down from the A345 and terminates by the cottage where there is ample parking and a turning area. The garden with the river frontage is breathtaking and provides an unrivalled setting for Newton Cottage. There are large expanses of lawn, specimen trees and shrubs, flowerbeds and borders with roses, numerous seating areas, a woodland walk and around 150 yards of frontage
to the Upper Avon. It is unusual for such a property to come onto the market and
although the photographs demonstrate how spectacular it is, a viewing is essential
to fully appreciate the charm and setting of Newton Cottage.
