Property Description

About 10 acres (4.04 ha) of quality pasture land within a ring fence on the outskirts of Calne.

The land at High Penn is a gently sloping south facing parcel of good quality pasture extending to about 9.98 acres (4.04 ha) with road access. The land is bordered by thick, mainly stockproof hedges and fences which provide some shelter and add to the overall amenity aspect of the property. The field has been well managed, it has recently been grazed with sheep, keeping the sward down
and any weed growth well under control. The Grade III quality pasture is capable of producing good crops of grass hay and silage as well as offering quality grazing. There would be the opportunity for a field shelter or stables to optimise any equestrian use (subject to planning.)

There will be a development uplift clause placed on the land of 30% for a period of 30 years relating to any residential and commercial development. Further details from the agents.

Calne is a thriving and bustling town which has a good range of recreational, business and shopping facilities. Locally there has been considerable residential and light industrial development in recent years. The market towns of Chippenham, Royal Wootton Bassett and Marlborough are all within easy driving distance as is the commercial centre of Swindon. Communications are excellent
with M4 junctions 16 and 17 about 7 and 12 miles away respectively. The area is well served with an extensive network of footpaths and bridleways to suit the needs of riders and walkers alike.

SERVICES

There is a private water supply to the land.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY

There is a full right of way to the land from the highway along the mainly concrete access lane leading to High Penn. The owners of High Penn House have a right of way through the land on the north eastern boundary for domestic purposes only.

From the centre of Calne, follow the Oxford Road for about 1 ½ miles, passing the Bug and Spider pub and the Porte Marsh Estate, the mainly concrete access track to High Penn is on the right hand side as indicated by the Woolley & Wallis For Sale board. Proceed up the access lane for about 300 m and the land will be found on the right hand side.
